Architect in Dhaka: common questions

Who approves building plans in Dhaka?

RAJUK (Rajdhani Unnayan Kartripakkha) approves building plans across the Dhaka metropolitan area, including both city corporations (DNCC and DSCC), Purbachal, Uttara, Bashundhara and much of Savar, Gazipur and Narayanganj that fall inside the RAJUK area. You need RAJUK approval before any construction starts.

Two documents matter most. The Detailed Area Plan (DAP) 2022 to 2035 sets land use and building intensity for each area, and the Dhaka Mohanagar Imarat Nirman Bidhimala 2008 sets floor area ratio (FAR), ground coverage and setbacks based on your plot size and the width of the road in front. An architect checks both before drawing anything.

In 2026 residential construction in Dhaka typically costs ৳1,800 to ৳2,500 per sq ft for the structure and standard finishing. A 5 katha plot built G+5 at 60% coverage gives about 12,960 sq ft, which works out to roughly ৳2.3 crore to ৳3.2 crore before design fees, approval costs and interiors.

Full interior work in Dhaka usually costs ৳900 to ৳1,500 per sq ft for a budget finish, ৳1,500 to ৳2,500 for mid range and ৳2,500 to ৳4,000 or more for premium work. Gulshan, Banani and Baridhara projects tend to sit at the upper end because of material choices, not location alone.

Yes. RAJUK asks for a soil test report with the structural drawings, and it matters more in Dhaka than people expect. Many newer areas, including parts of Bashundhara, Purbachal and the outer sectors of Uttara, stand on filled low land. The soil test tells you if you need piles and how deep they go.

It varies by plot, area and how complete your file is. Incomplete land papers cause most delays. Ask your architect to check the deed, mutation (namjari), khatian and land tax receipts before submission, and apply for land use clearance first if your plot needs it.
