What is inside the per sq ft rate
Ask the contractor to list each of these with materials and brands. That is what makes quotes comparable.
Foundation
Footings or piles, depending on the soil test.
RCC frame
Columns, beams and every slab or roof casting.
Brickwork
Outer and inner walls with plaster.
Doors and windows
Standard frames, doors and window grills.
Electrical and plumbing
Wiring, points, water lines and drains.
Tiles and paint
Standard floor tiles and wall paint.
Supervision
Site engineer checks at each stage.
Handover
A building ready for interior work.
What pushes the construction cost up or down
Soil and foundation
Filled land often needs piles, which can add a lot to the cost of the foundation.
Rod, cement and brick prices
These move during the year. Fix the brands and grades in the contract.
Finish level
Tiles, doors, sanitary and fittings can move the total more than the structure itself.
Floor count
More floors mean deeper foundations, larger columns and often a lift and generator.
Supervision
Good supervision saves money by catching mistakes before concrete is poured.
Costs to budget for separately
These items often catch owners out when they compare per sq ft rates.
Item
Why it is extra
Land and registration
Not part of construction
Architect and structural design
Paid to the design firm
Approval fees and soil test
Paid before construction starts
Boundary wall and gate
Priced by length
Lift, generator and substation
Priced as equipment
Interiors and furniture
Priced per sq ft or per room
Ask for these as separate lines so the construction rate is not hiding them.

Construction cost questions
What is the building construction cost per square foot in Bangladesh in 2026?
About ৳1,800 to ৳2,500 per sq ft for a residential building with standard finishing, and ৳2,500 to ৳3,500 for commercial buildings. The rate changes with rod, cement and labour prices, the foundation and the finish you choose.
How much does a G+5 building cost on a 5 katha plot?
At 60% ground coverage a 5 katha plot gives about 2,160 sq ft per floor, or 12,960 sq ft for six floors. At ৳1,800 to ৳2,500 per sq ft that comes to roughly ৳2.3 crore to ৳3.2 crore, before land, design, approval and interiors.
Does the per sq ft rate include the roof casting?
Yes. The quoted rate covers the whole structure, including foundation, columns, beams and every slab or roof casting, plus standard finishing. Ask the contractor to show each stage separately in the BOQ.
Why do two contractors quote very different rates?
They may assume different rod grades, cement brands, brick class, finishing or foundation. Ask both to quote on the same drawings and BOQ so the numbers compare fairly.
What is not included in the construction cost?
Land, architect and structural design fees, approval fees, soil test, boundary wall, lift, generator, substation, interiors and furniture are usually priced separately.
