Key points
- A good duplex starts with the plot: size, road side and allowed coverage decide the footprint before style does.
- Most families put the drawing room, dining, kitchen and a guest or parents room downstairs, and family bedrooms upstairs.
- In 2026 a duplex costs about ৳1,800 to ৳2,500 per sq ft to build, so 2,400 sq ft comes to roughly ৳43 to ৳60 lakh.
- Design the foundation for extra floors now if you think you may build up later.
What makes a beautiful duplex house design in Bangladesh
A duplex here is a house with two floors joined by an internal stair, built for one family. It is the most requested house type on BD House Design, from 3 katha plots in Uttara and Mirpur to 10 decimal village land in Cumilla and Sylhet.
The duplexes that age well share three things. They are planned around heat and monsoon rain, not copied from a picture of a house in a cold country. They give the family privacy from guests. And they leave room to grow, either upward or into a second unit for a son or daughter later.
Start with your plot size
Before you look at elevations, check how much of the plot you can build on. Setbacks from the road and neighbours, and the ground coverage your area allows, set the footprint. The rest is garden, car porch and drainage.
| Plot | Land area | Typical duplex floor | Good for |
|---|---|---|---|
| 2 katha | 1,440 sq ft | 800 to 950 sq ft | 3 bedrooms, compact family |
| 3 katha | 2,160 sq ft | 1,200 to 1,400 sq ft | 4 bedrooms with a guest room |
| 5 katha | 3,600 sq ft | 1,500 to 2,100 sq ft | 5 bedrooms, double height living |
| 10 decimal (village) | 4,356 sq ft | 1,400 to 2,000 sq ft | Courtyard, veranda, store |
Assumes about 55% to 60% ground coverage. Allowed coverage depends on your authority, zone and road width. See house plans by katha.
Ground floor and first floor layout ideas
Most families in Bangladesh split the house by who uses it. Guests and daily life sit downstairs. Bedrooms and a family lounge sit upstairs, away from visitors.
Ideas families ask for most
- Parents room downstairs with an attached bath, so older family members avoid the stair.
- Drawing room near the entrance so guests never walk through the family area.
- Stair in the middle of the plan to shorten corridors on both floors.
- Prayer space facing the qibla, even a small corner with good light.
- Store under the stair and a separate toilet for a helper or driver.
- Family lounge upstairs for TV and homework, so the drawing room stays tidy.
Duplex styles and how they look
A modern duplex is the most searched style, but it is not always the cheapest. Every corner, cantilever and large glass panel adds cost. A low cost duplex keeps a simple rectangle, standard windows and one roof level. A semi duplex builds one or two rooms upstairs now and finishes the rest later.
Design for heat, rain and humidity
- Put long walls facing north and south, and keep west windows small or shaded.
- Use deep sunshades (chajja) of at least 2 feet over windows. They also stop rain entering.
- Plan cross ventilation: a window or vent on the opposite wall of every bedroom.
- Insulate or shade the roof. A roof garden, heat reflective paint or a second light roof all help.
- Add a damp proof course above plinth level and lift the plinth above the worst flood level you have seen.
- Give the roof and balconies a clear slope and enough rain pipes for a heavy monsoon hour.

If you may add a third floor in ten years, tell the engineer now. Designing the foundation and columns for the future load costs little today and saves you from a risky add on later.
Mistakes we see in duplex projects
- Skipping the soil test. The foundation is guessed, and cracks show up after the first monsoon.
- A steep, narrow stair squeezed in at the end. Ask for risers no higher than about 6.5 inches.
- Too many corners and levels in the facade, which add cost and leak points.
- A dark ground floor because neighbours will build close. Plan light wells and high windows.
- Wiring and plumbing left to the contractor. Get electrical and plumbing layouts drawn before work starts.
- No approval. Unapproved houses are hard to sell, mortgage or extend. Read our RAJUK approval guide.

Duplex design ideas: common questions
How much land do I need for a duplex house?
You can build a compact duplex on 2 katha (1,440 sq ft), but 3 to 5 katha gives room for a car porch, garden and four or more bedrooms. In villages, 8 to 10 decimal is common.
How much does a duplex house cost in Bangladesh in 2026?
About ৳1,800 to ৳2,500 per sq ft for structure and standard finishing. A duplex with 1,200 sq ft on each floor costs roughly ৳43 to ৳60 lakh, before land, design fees, approval and interiors.
Which duplex style is cheapest to build?
A simple rectangle with one roof level, standard window sizes and few cantilevers. Brick walls with plaster and paint cost less than stone or glass facades.
Can I build a duplex now and add floors later?
Yes, if the foundation and columns are designed for the final number of floors from the start. Tell your structural engineer the future height before design begins.
Do I need approval for a village duplex?
Yes. Outside development authority areas, permission comes from the pourashava or union parishad. Keep the approved drawings safe for loans and future sale.
