What a false ceiling is made of
A false ceiling hangs below the concrete slab on a light metal frame. The gap above holds wiring, AC pipes and ducts, and the board or panel closes it off. In gypsum ceilings the joints are taped, filled with putty and painted, so the finish looks like one surface.

A 100 sq ft room with a basic gypsum ceiling costs about ৳40,000 including materials and labour (Karukarjo). For a living room with layered design and lighting, Intros Space puts the range at ৳80,000 to ৳2.5 lakh. Heat, AC and the top floor
On a top floor, the roof slab heats up all afternoon. A false ceiling with an air gap, or insulation laid on top of the boards, slows that heat and helps the AC. Keep AC pipes, drain lines and junction boxes reachable through access panels, and never close a ceiling over a leak that has not been fixed.
Gypsum and water do not mix. Before any ceiling goes up, run water on the floor above and check for seepage after heavy rain.
Checklist before you pay a ceiling contractor
- Board brand and thickness named in the quote, usually 9.5 or 12 mm
- GI channel gauge and hanger spacing written down
- Moisture resistant board or PVC in bathrooms and kitchens
- Access panels near AC units, pumps and junction boxes
- Wiring in conduit, not loose above the boards
- Joint tape, two coats of putty and paint included in the price
